Having showings is one of the most simultaneously exciting and stressful parts of selling your house, so we wanted to give you some advice on things that we’ve seen are effective for our sellers to do in the 30 minutes before a showing. 1) Clear the clutter! Do a 5 minute sweep through your house to identify any clutter that you see. After all, if it looks cluttered to you and you live there, it’s probably going to seem even worse to someone who is looking at it for the first time. Be sure to pay particularly close attention to the places in your house that you know tend to be the messiest (kids rooms, laundry room, etc.) and just put everything you can away as quickly as possible. This is especially important if you haven’t had a showing in a while because things can get cluttered quickly.
2) Wipe off your counters. Counters get all kinds of grime on them, so just a quick swipe with a damp paper towel can take them from grimy to gleaming with barely any effort. If you live in a multi-person home, try assigning each person a counter so that this can get done super quickly, and make sure that you don’t forget about the bathroom counters. Also, when we say just a damp paper towel, we mean just that. You probably won’t want to use harsh chemicals right before a potential buyer is going to arrive because it will stink up the whole place and distract the buyers from the beauty of your house.
3) Make your house smell nice.
This is kind of a piggy back off of the last one, but buyers love to walk into a house that smells amazing. Too many homes have a faint scent of mildew or that lived-in feel that isn’t particularly attractive to buyers. Don’t be one of them! Instead, make an intentional effort to leave your house smelling wonderful right before they are due to get there. Some good methods we’ve found include just a quick, very light spray with febreeze or even if you have more time, popping chocolate chip cookies into the oven before they are due to get there. You can even leave the plate out with a note afterwards that says, “Visitors, please help yourselves! Freshly baked.” Can you imagine having that experience as a potential buyer? Talk about finding a way to stand out!
4) Get out of there!
There’s almost nothing more awkward than running into potential buyers on your way out the door while you’re scrambling to get everything looking nice. After all, part of the joy of shopping for homes is having the opportunity to imagine yourself living in all of these different scenarios, and running into the seller for an awkward interaction can kind of ruin that fantasy about your home. So, make sure that you’re on track to leave before you’re actually expecting them so that you give them every opportunity possible to fall in love with your home!
5) Relax There’s only so much that you can get done in the 20-30 minutes before a showing, so stressing out is only effective until a certain point. Then you’ve just got to calm yourself down and realize that they’re either going to love your house or someone else will. Every home has a buyer out there looking for it. After all-you were once that buyer.
